In the heart of Sugar Land, where the Southwest Freeway meets Texas State Highway 6, there is a tree-lined, lakeside neighborhood. Despite its location, it’s a neighborhood that feels separate from life’s hustle and bustle; it’s a reprieve from the busy streets and long work days. It’s a neighborhood that boasts numerous family-friendly and relaxation-centered amenities, ranging from pools to sports courts to the community clubhouse. It’s a neighborhood that thousand lucky residents get to call “home”. To the rest of us, this is the Colony Grant Homeowners Association.

Colony Grant has been a part of our C.I.A. Services family since the turn of the millennium. In the 26 years that our team has managed Colony Grant, the community has grown in unimaginable ways. Williams Trace Boulevard, the road that runs through the neighborhood, has undergone reconstruction to accommodate increased traffic and growing resident populations. As the lakes in the center of the community wear away at surrounding infrastructure, the Colony Grant team has frequently repaired the bulkheads so that residents can safely enjoy their waterfront access. With the rising popularity of pickleball, the community installed new courts for residents to enjoy. The point is: Colony Grant is constantly growing and shifting to fit the needs of its residents. Though the community itself may change, the team’s commitment to resident satisfaction is unwavering.

It’s because of this commitment that the Colony Grant team is working on a major remodel of the community clubhouse. In addition to the luxurious recreation and lap pools, the picturesque parks and playgrounds that dot the community, the state-of-the-art sports courts available to residents, and the scenic and tranquil lakes, Colony Grant also includes a roomy clubhouse space that is perfect for events. After years of planning and saving, and as a testament to the Board’s perpetual devotion to improving the quality of life for residents, the Association has now broken ground on the demolition and rebuild of the local clubhouse. The clubhouse will be renovated, and down the line, two ancillary buildings are expected to be added. This rebuild, which costs roughly $1.5 million, is entirely self-funded—a fact that again points to the immense foresight and dedication of the Colony Grant team.

In the future, Colony Grant residents are certain to enjoy the community’s location, the many amenities, and exciting changes to come. We can’t wait to hear about the many gatherings and milestones that will use the remodeled clubhouse as a picturesque backdrop. And we’re sure that residents will make no shortage of memories at the new playground that will be constructed with Sugar Land 4B Corporation project funding. In the meantime, we have no doubt that we’ll see them enjoying the current features with their friends and families.
