" As an HOA, we could not have found better people to work with.  Your community manager has been simply outstanding, going out of her way and putting in the extra effort.  Whatever problem arises, she does her best to solve it.  Your maintenance coordinator has been fantastic, helping us, even when requested at the last minute to get things done.  CIA has top quality people who really care.  It has truly been a pleasure working with the CIA team and we look forward to the years ahead."

The proposal we prepare for your Board of Directors is our initial investment in our relationship with you and is quite extensive. Your proposal will contain the items below. When we meet with you, we will show you even more samples of our work. We encourage all potential clients to visit our office and meet our dedicated employees.

The most important factors in determining the management fee for a community are:

  • Type of community – single family homes, acreage, townhomes
  • Size of the community in terms of homes and undeveloped lots
  • Extent of community facilities and common areas

Other important factors include the condition of the association’s records, level of reserve funds for handling long-term maintenance, the collection rate, condition of the community relative to deed restriction compliance, and the composition of the Board of Directors.

Cost Comparison Worksheet
We’ve put together a cost comparison worksheet (download pdf) which is useful when comparing various management proposals. Once you have all proposals on an apples-to-apples basis, it’s easier to compare management companies.
