This month, our team at C.I.A. Services is honored to highlight one of our oldest relationships. For thirty years come October, we have had the privilege of watching the Traces Section II community grow into the beautiful, warm neighborhood it is today. With its 227 single-family homes, Traces Section II boasts a convenient location in greater Houston, family-friendly amenities, and cherished neighborhood traditions. Whether you’re working, playing, exploring, or a combination of all three, Traces Section II has what you need.
The Traces Section II location is perfect for developing a career, raising a family, or enjoying what Houston has to offer. Using major thoroughfares like Interstate 45, Beltway 8, and the Hardy Toll Road, residents can easily commute through the metropolitan area. Houston—with its thriving food scene, vibrant arts and culture, lively sports, and everything else the city has to offer—is at the fingertips of Traces residents. Everyday shopping, dining, grocery stores, and essential services are just minutes away along FM 1960, Greens Road, and nearby commercial spaces. There is no shortage of things to do for residents seeking an adventure.
Even though the location of Traces II is a major draw, residents do not need to venture far to make long-lasting memories. Life in the neighborhood takes shape around time with loved ones. Residents are encouraged to use the beautiful neighborhood amenities, from the sparkling pool and baby pool (the perfect place to cool off in the Texas heat) to the local playground (complete with a rock-climbing wall, slide, and bench for family fun) and the walking trails (to get in an evening stroll or morning jog).
All of the amenities have been updated with family and friends in mind. As a result, Traces Section II has a vibrant community spirit. This manifests as playdates at the playground, picnics at the pool, and numerous community events throughout the year. National Night Out allows residents to connect and support neighborhood safety, and the community yard sales transform the neighborhood into a backdrop for bargain hunting and catching up.
Community pride is on display in the warmer months through the Yard of the Month program. This program aims to celebrate homeowners who invest time and effort into keeping curb appeal high. Residents are encouraged to take pride in their homes and recognize neighbors who go the extra mile for property maintenance. When driving through Traces, it is clear that the residents go to great lengths to beautify their homes and engage in friendly competitions with neighbors. The result? Streets of awe-inspiring homes and a welcoming atmosphere.
When the weather gets colder and the nights get longer, during the holiday season, the neighborhood comes alive in a different way. Instead of the lush, verdant landscaping of summer, glowing lights and inflatable characters line the streets of Traces. Residents share their cheer during the annual Holiday Light Contest, filling the neighborhood with festive displays that warm up the cold season. Families also eagerly anticipate the annual Santa Ride Along, when the local fire department escorts Santa through the community, creating smiles and memories.
Whether residents relax on a summer afternoon by the pool, celebrate the holidays with neighbors, or take advantage of the area’s many dining, shopping, and recreational opportunities, Traces Section II offers a lifestyle centered on connection, convenience, and community pride. It is a neighborhood where traditions are treasured, friendships flourish, and every season brings another reason to feel at home. We thank them for our decades-long relationship and celebrate them as they approach their 30th year in October. Our team at C.I.A. Services looks forward to much more time with this wonderful community.
