Our Year in Numbers

As we step into 2026, our team at C.I.A. Services takes a moment to reflect on all of the previous year’s accomplishments. With each year, we strive to surpass our past records and continue improving our services. Providing management that fulfills our SPECIAL standards requires consistency, communication, and consideration of the details that keep communities running smoothly. Throughout 2025, our team reliably delivered exceptional work, day in and day out. The following numbers are a testament to the dedication and efforts of our staff.
 
  • Our architectural review coordinators processed and reviewed 5,093 home improvement and new construction requests for our property owners, an impressive average of 20 requests per workday. Of those, 3,155 (62%) were submitted using our online HIR application system—a number we hope will continue to grow!
  • Our maintenance coordinators issued and tracked 3,419 work orders and projects to maintain and improve our communities, averaging 14 per workday. Every work order signifies a substantial amount of time and energy; with every work order, our maintenance coordinators plan ways to improve our communities, correspond with vendors and the management team, and follow through on the proposed projects. From clubhouse roof replacements to community landscaping, playground installations to gate repairs, and everything in between, the labors of our maintenance coordinators shine through our associations.
  • Our accounting department played an integral role in ensuring that projects came to fruition. In 2025, our accounting department processed, verified, and paid 43,285 vendor invoices for our communities, averaging 173 per workday. It is because of their diligence that we processed timely reviews, approvals, and payments while maintaining rigorous records that any CPA auditor would appreciate.
  • Supporting residents and property owners remained a top priority; homeowners and tenants are the members who make up our communities and give us purpose. Our customer care team provided service to a substantial number of community members throughout the year. Our team responded to an impressive 158,143 incoming phone calls, averaging 633 per day. Customer care doesn’t stop at the phones, though—our email team fielded 37,555 incoming emails in 2025, coming to an average of 150 per workday.
  • Our community managers, administrative assistants, and inspectors addressed 46,698 deed restriction violations. A total of 69,150 letters were issued to communicate with property owners and maintain communities. Thanks to the combined diligence of our management teams and our property owners, 80.1% of all violations were resolved before requiring a certified letter.
  • During 2025, our customer care and management teams assisted property owners with 1,729 payment plans. This number represents the goals of stewardship, empathy, and awesomeness that define our company, helping residents stay on track while adhering to the financial goals set for our communities.
  • December 2025 alone showcased the scale of our operations. Over $9,354,638 in assessments was received across 13,963 individual payments. The process of invoicing assessments and receiving payments requires immense cooperation, and we truly mean it when we say we couldn’t do it without you.
Each of these achievements allows our company to uphold our SPECIAL core values. We take pride in delivering exceptional service to our communities, and reflecting on previous years gives us quantitative data on where we have improved. We thank our C.I.A. Services team members, our Board members, our property owners, and our residents for a fantastic year in 2025. We look forward to another year of growth in 2026!

Jerry and Peggy Wright – Volunteers in Valley Lodge

The Valley Lodge team is excited to honor two long-time residents and volunteers, Jerry and Peggy Wright, who have been integral figures in the community for over fifty years. The Wrights have raised their three daughters (nicknamed Snappy, Snarly, and Sneaky in their youth) in Valley Lodge and continue to contribute to the growth of the neighborhood.

Peggy Wright is someone whose dedication speaks for itself. In the fifty years she has been a resident of Valley Lodge, she has devoted herself to a number of enterprises: she did everything from hauling heavy bags of mulch to decorating for Christmas on the Simonton Beautification Committee, she served on the City of Simonton Council for 24 years (including some time spent as mayor pro tem), and she never missed a yoga class at the Methodist Church in Fulshear except to head up to the ranch. Peggy Wright epitomizes the idea that how you do anything is how you do everything.

An excellent match to Peggy’s tenacity, Jerry Wright is cut from the same cloth. Jerry has been in Valley Lodge since its humble beginnings, back when Sections 2 and 3 of the community were overrun with bramble and brush—anyone who wanted to build a home had to clear their lot! Jerry spent much of his time, a considerable amount of energy, a non-zero number of chainsaws, and one truck to make his home in the community. Between lot clearing efforts, Jerry was working to establish Valley Lodge’s governing documents and serving on the Board. His service to the community helped the subdivision grow one house at a time until it became the rancher retreat it is today.

Today, many residents still recognize the Wrights at Valley Lodge events. Mr. and Mrs. Wright dole out delicious popcorn balls on hayrides and sweet treats in the holiday season. They continue to be welcoming and warm presences in the community. Because of their continued hard work and selflessness, the Valley Lodge team is proud to dedicate a bench to the Wrights in the Valley Lodge park. This new addition serves as a celebratory reminder of two residents who transformed our community.

Stockholder Anniversaries

We are glad to start this new year by recognizing our stockholders this month of January.

Cheers to Charlotte Bulcken, Financial Support, for achieving an exceptional milestone of thirty years of service with the company!

Over three decades, Charlotte has demonstrated unwavering dedication, leadership, and deep commitment to our values. With her experience in so many areas, she’s been the go-to staff member of many of the employees. Outside of work, she enjoys being around her large family, traveling, reading, and playing math or word games.

We would also like to congratulate LeAnn Bruton, Financial Team Member, for celebrating eight years of service with the company.

LeAnn, has consistently exemplified integrity, expertise, and dedication. She is very happy to be part of her team. She loves the challenge of accounting work, and she enjoys solving the mysteries that frequently arise. Her continued commitment and valuable contributions have played an important role in advancing our mission and strengthening our organization. In her personal time, she loves to cook and bake. She explores by trying new recipes (especially desserts). She’s also fond of sewing, traveling to fiber festivals, painting, and drawing.

We are also pleased to recognize Velissa Pena, Administrative Assistant, for reaching five years of service with the company and becoming the newest company stockholder.

Over the past five years, she has demonstrated a strong commitment to excellence. During her time with the organization, she has exhibited pride in being part of such a great team with great leadership and a very positive working environment. Outside of the workplace, she enjoys watching and going to sporting events, baking, and going on walks with her loved ones.

Each team member’s milestone reflects a remarkable career, and we are truly grateful for the legacy they continue to build.
