Deborah (Debbie) Davis of Bonterra at Woodforest

Please allow me to introduce to you Ms. Debbie Davis of the Bonterra at Woodforest Community Association. Debbie serves as the President of the Board of Directors for her community, which transitioned from being a developer-led Board to a resident-led Board in December of 2023. Debbie’s service to her community did not start in 2023, however.

Prior to moving to Bonterra, Debbie obtained her Bachelor’s degree in Business Education at LSU and her Master’s Degree in Educational Administration at Stephen F Austin University. Over the course of her professional career, Debbie served in many professional and social/religious organizations such as the Board of Delta Kappa Gamma (the Humble Mu Pi Teacher Sorority), the Board of the Atascocita United Methodist Church, the Board of the TX Computer Association Convention, and the Kingwood College Development Board. Before her retirement from Humble ISD, Debbie was the Assistant Director of Technology, overseeing 25 team members, and serving on Construction Committees for remodeled and new buildings in the district.

Upon moving to Bonterra, Debbie maintained her service-minded focus, becoming involved in the establishment of the Bonterra Garden Club, serving as its President for the first two (2) years of its development. Additionally, Debbie was appointed to the Resident Advisory Committee (RAC) as preparations were made to transition from being a Developer-led Association to being fully Resident-led. While on the RAC, Debbie attended budgeting discussions, and became familiar with the governing documents for the community. When the time came for residents to join the Board in preparation for the developer transition, Debbie was one of the first two Board of Directors members elected by her neighbors in 2022, the first Board election for the Association.

Debbie tirelessly dedicates her time and energy to making sure that Bonterra at Woodforest continues to be a wonderful home for her neighbors, with a primary focus on transparent communication and attention to detail, and making every effort that each Bonterra interest and group is faithfully represented. It is an honor to work with Debbie and the other Board members at Bonterra at Woodforest!

Sunday, May 12th was Mother’s Day, and what better time than now to share our mom stories?

We consider ourselves an extended family and are excited to be celebrating every mom that works for us or helped mold those that do.  We invited employees and our extended work family to write a few words to honor the moms in their lives.  

As a result, we have an amazing group of moms to introduce you to, and hope you enjoy reading about each one.

Many of you reading this are blessed to know my mom, Sabrina Padgett, in some capacity. Some of you recognize her as a colleague, and maybe “What would Sabrina do” rests in the back of your mind when faced with a challenge. Others may know her as a tireless advocate for your community, witnessing firsthand her dedication as she stops on her drive home to check on your monument, comes up on her weekend to assemble pool chairs, or puts out a different one of your community’s fires (not literally–at least not yet). Some of you even get to call her an (almost) in-law. Regardless of how you know her, I can guarantee that if you know her, then you have experienced her boundless warmth. One of the most incredible parts of sharing adjacent careers has been seeing her consistently go above and beyond for her coworkers, her communities, and her companions. I have always known her to be nothing short of a miracle, and coming into the same office every day affirms that she is as superhuman in her work as she is at home.

Mom: If I didn’t know it through living it, I would find it hard to believe that someone could be fortunate enough to be your child–to not only bask in the immense and immeasurable light you radiate, to not only be enveloped in it for life, but to also have had a chance to inherit some of it. After all this time, I still don’t know what I did to deserve your motherhood. Honestly, I don’t know what anyone did to deserve your existence. What I do know is that Joel and I (and Seth!) cherish being your children more than we could ever successfully articulate. 

Thank you for all you have done and all you continue to do. You are my greatest inspiration; you encourage me to approach life with wonder, tenderness, and joy. It is a divine gift to share you with the world and share the world with you. We love you!

Every time I call (and I know it’s a lot) you give me the best advice: whether it’s on what I’m making for dinner, or telling me to do the tough thing and that it’s going to be okay. You are my best friend and my shoulder to cry on. You’re my inspiration. I strive each day to be the best I can be because of you. I can’t thank you enough for everything you’ve done for me and our family.

I’m very lucky to have Laura as my mom. Her work ethic and drive has always impressed and inspired me. First of all, I think it’s so commendable how she’s worked her way up at C.I.A. Services. She started as an Administrative Assistant 31 years ago, while continuing to work her service-industry job. She consistently worked hard, impressed her bosses, and worked her way up to Executive Vice President, a title she’s held for years now. The hard work she’s put in during her whole adult life is what’s allowed me and my sister to grow up in a nice area, go to college, and be a bit spoiled. I’m forever grateful for that.

Despite her heavy involvement and commitment to work, she has always made time for me and my sister. She was a PTA mom, my Girl Scout troop leader, my sister’s Girl Scout troop co-leader, and has been a member of our high school’s Orchestra Booster Club for 9 years-- since I was a freshman all the way until now, my sister’s senior year. She has done all of that on top of attending all of our events, taking me, my sister, and our friends on outings, taking care of our home, and more. I honestly don’t know how she does it; I wouldn’t be able to manage. I greatly appreciate how present she’s been in our lives.

She has even involved herself in our interests, especially musical ones. After I joined orchestra in middle school, she started listening to orchestral music, getting us tickets to Houston Symphony shows, and trying to learn about the cello. Additionally, my mom, my sister, and I share a love for rock music and its subgenres. She’s bought us so many concert tickets and danced and jumped in the pit with us. She even went to Warped Tour with us!

I also admire my mom’s drive to better herself and make happiness for herself. I’ve seen her go through many difficult life events, but she somehow always comes out more confident and content than before. She makes time for herself (somehow!) to try new things, travel, and just have a good time with the people she loves. Additionally, she started a health journey a few years ago, and she now looks and feels her best! Her commitment on this journey has been unwavering and inspiring. 

As a young adult, it’s been fun to get to know my mom in a new way. I feel comfortable sharing my experiences with her and asking for advice or support when I need it. We’ve gotten to travel together and I get to be myself around her. She trusts my decisions and believes in me. She’s been supportive during my struggles with mental health and my ongoing trek to finish my degree. I’m lucky and thankful that she both supports me as her child but respects me as an individual.

Thank you for being such an awesome mom, I love you. Happy Mother’s Day!

Mothers are the threads that hold everything together. They are the silent superheroes, the unsung champions of our everyday joys and struggles. Today, I want to celebrate my mother, Valerie Lehr.

From the earliest days of my childhood to the present, my mom has been a constant presence, a guiding light through every twist and turn. She has been there for every school play, every band concert, and every milestone, cheering me on with enthusiasm. Her unwavering commitment to being present in my life has been a source of comfort and reassurance, a reminder that no matter what I am never alone.

But my mom’s support goes beyond just showing up. She has always been the one to ensure that I had everything I needed, often before I even knew I needed it. Whether it was a warm meal after a long day, a listening ear during a tough time, or a gentle nudge in the right direction, she has always been there, quietly and selflessly taking care of me.

As I reflect on all that my mom has done for me, I am filled with gratitude and awe. She is not just my mother; she is my role model and my best friend. Today, and every day, I celebrate her, not just for the things she does, but for the person she is: kind, compassionate, and endlessly loving.

So here’s to you, Mom!. Thank you for being the heart of our family, for being there for me through thick and thin, and for loving unconditionally.

My mom is awesome! She’s strong, caring, kind, and supportive, and is a great example to her four kids. Growing up with a mom who would show her love and support in countless ways has been a blessing. She’s always been there for my performances, move-ins and move-outs, and late-night emergencies.

It must have made you nervous to move to Puerto Rico to teach, not knowing many people or how it would change your life, but I’m glad you did. It led to us growing up in a loving house on a beautiful island that I wouldn’t trade for the world. Your bravery inspires me to try new things and take risks. Your strength provides me with the skills for independence.

Thank you for all that you do for us. I appreciate your advice and help with everything. Thank you for always baking sweets for birthdays, taking us on field trips to the beach and Old San Juan, taking me to and from competitions, and everything in between. 

Seeing how you support your family, and how you use your compassionate heart and bright mind to serve your communities encourages me to bring my best self wherever I go.

I will always be proud to call you my mom. Happy Mother’s Day!

Sometimes in life, we are blessed with a Bonus Mom who loves us as if we were her own. Cynthia Wood is ours.

Cynthia came into our lives over 45 years ago and was there through much of our childhood.  She is a founder of C.I.A. Services and instilled an amazing work ethic in us and the many who have benefitted her as a mentor.  

She loves reading, cruising, and spending time with our big family at her home in Matagorda.  She loves talking to all of us on the phone and will keep you on the line for what feels like hours, and sometimes it is. She loves hearing about our lives and the grandchildren and great-grandchildren.

She loves all of us as if we were her own.  Our lives would not be the same if she were not in it.

At my wedding, many moons ago, I danced with my mom to a song by Bette Middler called “Wing Beneath My Wings.” At the time this was not normally done. The bride would usually dance with their dad, which I also did, but my Mom was such an integral part of who I was, that I wanted to acknowledge her as well. I picked that song because it had these lyrics, “Did you ever know that you’re my hero; And everything I would like to be? I can fly higher than an eagle; For you are the wind beneath my wings.” Truer words have never been spoken.

My Mom is not one for the spotlight; as a highly intuitive, introvert, Mom prefers to be in the background. But in that background, she was always encouraging us, teaching us, loving us and showing us how to handle the many challenges of life with the grace of God. This was not always an easy job as Mom had nine of us, one of whom was sadly stillborn. Our house was busy, crowded, and loud. Money was tight, but we made up for it with a lot of love and laughter; and yes, a few fights along the way.

Both of my parents were intellectuals with a love of learning. When she was young, my mom had not been able to finish college, because her father died. This was at a time when women didn’t usually go to college. She had to go to work to help support the family so her brother could go to college. After all, he would have to support a family. Rather ironic when you consider that my grandmother always worked in addition to my grandfather, but that was another time.

Mom eventually went back to school after my baby brother, the youngest, was born. She was in her later forties by then but was determined to get her college degree. She finished her Bachelor’s degree and went on to complete two masters. She did all of this after staying home for over twenty years to raise her children. My Mom taught me that it is never too late to go after your dreams. She told me a woman can have it all, it just doesn’t have to be all at the same time.

The most amazing part of all of this was that I never felt like I didn’t get enough attention or one-on-one time. My parents were always available when I needed them. Mom will be 88 this summer. She is still going strong, and she is still my hero. Happy Mother’s Day, Mom! I love you!

Floy Hawkins, Grandmother to Nancy Bowling, Community Manager

Floy Hawkins was a powerhouse of a woman that I had the privilege to call Grandma. She wasn’t just a grandma; she was our rock, raising me, my cousins Tami and Jeri, and looking after our blind grandpa all on her own.

She was cut from the cloth of the Greatest Generation, and she lived up to that title. With a 5th-grade education, she made sure we had a roof over our heads, food on the table, and new shoes once a year. She changed the oil in the car, fixed all the plumbing, reroofed the house, and climbed up on the roof every spring and fall to weatherize the evaporative cooler. And of course, if the church doors were open, we were inside, thanks to Grandma’s unwavering dedication to our spiritual well-being.

Grandma had a knack for dropping wisdom bombs. “If you don’t stop crying, I will give you something to cry about” she would warn or “That’s not a very Christian attitude. You should be ashamed!” and the one I live by; “You don’t have to be under a man’s thumb. You can achieve anything you want in life, you just have to work twice as hard as a man to get it”

One of my fondest memories of Grandma’s bravery came when a neighbor’s Brahma Bull decided to pay us an unexpected visit while we were playing in the backyard. With the bull cornering us on a picnic table, we screamed for Grandma’s help. Without hesitation, she stormed out of the back door, armed with nothing but a broom. With sheer determination, she marched right up to that bull and gave it a well-deserved whack on the nose. And just like that, the bull turned tail and ran home. Grandma had saved the day once again.

Grandma Floy wasn’t one for affection, and she didn’t mince her words, she would only tell you once. But beneath her tough exterior beat a heart of gold. She was my hero, the woman who taught me the value of hard work, bravery, and unwavering dedication to family. She may have only told you once, but her lessons stayed with you for a lifetime. Grandma Floy was, without a doubt, the strongest woman I ever knew.

I can’t talk about my mother without sharing the legacy left to her by the women who came before her. It is a legacy of strength and the ability to endure through adversity.

My great-grandmother Mattie was orphaned at the age of 12. The family who first took in this only child mistreated her and used her as a servant. Her uncle heard of this, rescued her and put her through college. She graduated with a degree in home economics, a suitable degree for a young woman of that era. She married a mountain man from Kentucky and they moved to West Texas. They homesteaded 180 acres of mesquite-covered land and turned it into a prosperous cotton farm. There they raised seven children. She could cook and bake without recipes and fed her family well.

The oldest daughter of that family was my grandmother Thelma. She married a young man from a ranching family a few miles away. They moved with their little girl to a ranch which faced the Christmas Mountains near Big Bend. One wall of their one-room shack was the side of the hill, and the panthers would run down the hill and across their roof during the night. Tiring of the isolated life, they moved to the city. When their daughter, my mother, was in college, my grandfather was diagnosed with an inoperable brain tumor. My mother moved home and helped support the family. My grandmother would rise at 4:00 a.m. and bake pies for her brother’s café. She would deliver the pies on her way to her day job as a bookkeeper.

My mother started riding horses sitting in front of her daddy when she was a toddler. She was strong, independent and literally ran circles around all of us. She was the family photographer, and it was rare to get a picture with her in it. She was diagnosed with Myasthenia Gravis, a neuromuscular disease, in her early 50s. She was too hard-headed to give in to it and fought it valiantly until it finally started winning. Most people with that diagnosis don’t live very many years, but she made it to 92. The last few years were frustrating for her as she lost so many physical abilities, which caused some anger and bitterness. Yet her mind stayed strong through the struggles. Toward the end she found peace and was ready to go Home. I miss her. I miss the stories of her life and sharing the memories we had. I miss her laughter and sarcastic humor (in case you wondered where I got that).

I was blessed with a son and a daughter. Through divorce, numerous hospitalizations and close calls with my daughter, I managed to survive. After losing my husband, my parents, and my daughter in a short period of time, I was asked how I could handle that. God had provided a great legacy of strength in adversity, and to those women I am forever grateful.

This year I decided to say something about all the moms in my life. Each mom we know and love brings her own unique perspective and wisdom to the tapestry of motherhood. Their collective strength, love, and resilience serve as a source of inspiration for us all. Whether it’s a reassuring hug, a word of encouragement, or a simple act of kindness, these remarkable women enrich our lives in countless ways, leaving an indelible mark on our hearts.

My Mom:

Reflecting on the remarkable moms in our lives, I can’t help but think of my own mother—a quintessential old-fashioned Mexican mom whose love knew no bounds. Growing up, she navigated the challenges of motherhood with grit, determination, and an unyielding spirit.

My mom wasn’t one to mince words or shy away from discipline. She had a voice that could fill a room and a gaze that could stop you in your tracks. Her approach to parenting was firm, and yes, at times, it involved raised voices and even the occasional swat. But beneath her stern exterior lay a heart of gold—a heart overflowing with love and devotion for her four rambunctious children.

Despite the trials and tribulations that came with raising us, my mom remained steadfast in her role as a mother. Her resilience in the face of adversity was nothing short of awe-inspiring. She tackled each day with unwavering determination, ensuring that we grew up with a strong sense of values, respect, and responsibility.

Looking back, I realize that my mom’s tough love was her way of preparing us for the challenges that lay ahead. It wasn’t always easy, but her unwavering strength and unconditional love laid the foundation for the individuals we would become.

Today, I am grateful for the lessons my mom imparted to us—the importance of hard work, the value of family, and the power of unconditional love. Her legacy lives on in the strength and resilience she instilled in each of us, a testament to the enduring impact of a mother’s love.

Renea’s Tough Love:

Renea Miksch, President, exemplifies the essence of being a tough mom. Through her strength and resilience, she navigates the challenges of motherhood with unwavering determination. Her ability to stand firm in the face of adversity is truly inspiring. Whether she’s setting boundaries, offering guidance, or simply lending a listening ear, Renea’s love serves as a guiding light for those around her.

Laura’s Unconditional Love:

Laura Tate, Executive Vice President can love, even when faced with difficulties, that is a testament to the depth of a mother’s heart. She demonstrates compassion and understanding, always putting the needs of her loved ones above her own. Despite life’s obstacles, Laura’s love remains steadfast, providing a source of comfort and strength for those fortunate enough to know her.

Ms. Charlotte’s Maternal Wisdom:

Ms. Charlotte Bulken, Staff Support, embodies the timeless wisdom of motherhood, reminding us that being a mom means more than just being a friend—it means being a steadfast guide and nurturer. Her firm yet compassionate approach to parenting instills values of respect, responsibility, and resilience in her children. Through her solid guidance, Ms. Charlotte fosters a sense of security and stability that leaves a lasting impact on those in her care.

Kim’s Enduring Love and Support:

Kim Moore, Executive Vice President, holds a special place in our hearts as a dear friend, godmother, and aunt to many of our children. Her kindness, support, and love touched the lives of everyone she encountered. Despite her recent passing, Kim’s presence continues to be felt in the warmth of her smile and the kindness of her spirit.

Kim’s nurturing nature knew no bounds. She always made time for others, offering a listening ear or a comforting hug whenever needed. Her genuine affection for our children was evident in the way she showered them with love and attention, treating them as if they were her own.

While Kim’s kindness was her trademark, she also possessed a unique brand of tough love. Who could forget her playful yet stern threats, often wielded with a shoe in hand? It was her way of instilling discipline and teaching valuable life lessons, albeit with a touch of humor and affection.

Kim’s legacy of love and support lives on in the countless lives she touched. Though she may no longer be with us physically, her memory continues to inspire us to cherish each moment, love unconditionally, and always make time for those who matter most.

Deniece Leading by Example

Deniece Reyes, Vice President, is dedicated to being the best role model for her children, guiding them to make wise decisions every day. Her success at C.I.A. Services reflects her hard work, a quality she applies equally in raising her two boys.

Deniece excels in maintaining composure during high-pressure situations and often acts as the peacemaker when the other mommies don’t agree. (She knows exactly who I mean).

This year has been incredibly challenging for Deniece, yet she has continued to inspire us all. She stood by our beloved friend Kim throughout her illness, never wavering in her love and support. This is a testament not only to her loyalty but also to her remarkable strength and we love her for it.

We are proud of every one of our communities, so it is always hard to find just one to highlight. However, we are always eager to share!

30+ Year Anniversaries

We have two 30+ year anniversaries to celebrate!

Congratulations to Renea Miksch for reaching 39 years with the company! Last year, Renea was promoted to President and Chief Executive Officer of C.I.A. Services, and she has taken on her new responsibilities with stride and grace! She is also the Director of Marketing and a Community Manager, and manages all of her duties well. Renea keeps busy outside of work attending her daughters’ sports games and functions and traveling with her many friends. 

Laura Tate is celebrating 31 years with C.I.A. Services this May! Laura is an Executive Vice President, the Director of Financial Services, a General Manager, and a Community Manager. She wears many hats, takes on extra projects, helps out others in the office, and still maintains a successful professional and family life. When Laura is not at work, she really likes to be on a cruise ship or on her way to a fun destination.  She has been known to fly her daughters to new places just to go to a concert of one of their favorite bands. 

Stockholder Anniversaries

We have other stockholder anniversaries to celebrate!

Jessica Soto is celebrating her 9-year anniversary with us! Jessica, Community Manager, does not meet a stranger, and this makes her a great fit to also lead the office’s social committee!  She is very outgoing and really enjoys helping out at community events so she can meet people.  Outside of work, Jessica loves baking and trying out new recipes, and spending time with her husband and 3 children, their dog Stark, and their extended family. 

Congratulations to Leticia “Letty” Burchard on her 9-year anniversary with C.I.A. Services! Letty is the Gate Access Coordinator for our Bandera office and handles the Insurance processing company-wide.  She personifies "Loyalty" and "Dependability".  She is a tenacious worker; you can always rely on her to get the job done no matter what!  In her personal life, she enjoys hanging out by her pool with her husband, children, grandchildren, and the fur babies!  She is an excellent party host and enjoys having her co-workers over for BBQ and hanging out in her tropical backyard.

Dana Lohrke is our newest stockholder out of the Bandera office! She started with us part time back in 2019. She is now full time and part of the Financial Team, dealing with a variety of different tasks. In her spare time, she enjoys going to the gym & spending time with her family and friends. Congratulations, Dana on becoming on your 5th anniversary!

One Year Anniversaries

We also have some one-year anniversaries to celebrate!

Joanne Suski is an Administrative Assistant in Houston and she always greets everyone with a smile on her face. Outside of work, Joanne spends her free time socializing with friends, playing video games, or watching anime. She has a bubbly personality and a quick mind. Her effervescent attitude shines through our office so prominently that many of her colleagues have adopted her moniker--"Giggles". She’s loyal, reliable, and a pleasure to work with!

Cassandra Fielder (Proctor) is celebrating her 1^st anniversary with us. Cassandra is part of the Financial Team out of the Bandera office and is our auto-draft guru, as well as many other things. She enjoys spending time with her kids and her new husband, Kody, who she just married in February. She also likes taking care of her many critters. Congratulations Cassandra!

Associations in Practice

Our Associations in Practice Series is an offering of short videos with specific topics.  

The 2023 session of the Texas legislature had some impact on property owners’ associations.  The short 17-minute video, Texas 88th Legislative Session, provides a concise review of what passed and what didn’t, and what’s next for POAs based on the Session.

Although the 88th Legislative Session came to a close on May 29th, an extraordinary event unfolded when Governor Abbott opted to veto several bills, including one that had a direct impact on POAs.
