JJ Waddock of Homeowners Association of Timber Forest

JJ Waddock has called Timber Forest home for the last nine years. Over this nearly decade-long period, she has dedicated six years to local volunteer work. JJ currently serves as the Timber Forest Social Committee Chair. She plans events and fosters a great sense of community within the neighborhood.
JJ’s involvement extends beyond Timber Forest: she holds the position of CEO in the Texas ICD/Pacemaker support group, connecting group members with locals for mutual support. Additionally, she serves as the Membership Director on the Women’s Council of Realtors. When our Social Chair isn’t busy selling homes or coordinating travel plans, she’s hosting fun events, from food truck nights to local business showcases, in Timber Forest. JJ’s own favorite event is the community movie night, where she gets to share her love of cinema with her neighbors. Looking ahead, she is aiming to implement a water day, equipped with slip-and-slides, bounce houses, and water balloon fights.
JJ has one talented kid who keeps her on her toes. Her son is 7 years old and a student at Whispering Pines Elementary. When not working or volunteering, you can find the JJ swimming with her family in their pool, cheering on the Houston Texans and Astros at our beloved stadiums, or crafting in her garage.
Join us in thanking JJ for her great work in Timber Forest. It is much appreciated!
March 27th is the last day the West Houston Office will be open to visitors as we will be moving to our new location.
Effective April 1st, all Houston operations will be conducted out of our North Houston Office in our recently constructed building. We will continue to serve clients and manage communities everywhere in the Greater Houston and surrounding areas, but with a well-designed space better suited for our teams.
Our North Houston Office is located in Humble at 18333 Timber Forest Drive, Humble, TX 77346

Welcome to Branford Office Park Association, a new office park development located within the Telfair Commercial Association.
Legacy Trails Cell-2 Homeowners Association hosts 148 single family homes in West San Antonio. It is the third section of Legacy Trails that C.I.A. Services manages.
In November, ARTAVIA Central Village Homeowners Association joined us. This is the 2nd village of the overall ARTAVIA community located in Conroe. Once fully developed, Central Village will house over 2,000 families.
In December, we started working with the Community Association of Withers Ridge, a community of 248 single-family homes located in Richmond.

Jennifer joined C.I.A. Services a year ago and was a key member of the management team of a large master-planned community. She spent the last year learning everything she could to align herself with this position.

Associations in Practice
Our Associations in Practice Series is an offering of short videos with specific topics.
The 2023 session of the Texas legislature had some impact on property owners’ associations. The short 17-minute video, Texas 88th Legislative Session, provides a concise review of what passed and what didn’t, and what’s next for POAs based on the Session.
Although the 88th Legislative Session came to a close on May 29th, an extraordinary event unfolded when Governor Abbott opted to veto several bills, including one that had a direct impact on POAs. In light of this development, our Texas Legislative Session Update video, a follow-up to the above, provides crucial insights and an in-depth update regarding this situation.
Also available is Texas 87th Legislative Session. The 2021 session of the Texas legislature produced significant changes to the Texas Property Code affecting property owners’ associations. This video explores those changes and provides specific follow-up recommendations.
