Dorothea Terry of Willow Forest Homes Association
by Adam Bruce

Dorothea Terry, also known to me as Ms. Dorothea, has been a fixture in Willow Forest since 2009 when she and her husband Terry purchased their home. Since then, Ms. Dorothea has made herself available to assist the community in any way possible. Whether that be showing up prepared to the Board meetings or serving her homemade wassail at Christmas Time (yum!), Ms. Dorothea consistently expresses her dedication to her neighbors.

Nancy Robbins, former president of Willow Forest Homes Association, states that Dorothea is a "kind-hearted person," and that "we need more people like her in neighborhood associations." She takes it upon herself to put out the garage sale signs, change the reader board, and check in with the Board of Directors to see if they need her assistance. Lina Nunez, current president of Willow Forest Homes Associations, maintains that “she is a great influence in the community, she cares about our community, and she is always kind with words."

In my short time as the Community Manager for the Willow Forest Homes Association, it has been a pleasure to interact with Ms. Dorothea. She, without fail, easily has the best attendance at Board meetings, showing up well-prepared and with great questions. On behalf of the Board of Directors of Willow Forest and C.I.A. Services, thank you and congratulations!

New Communities

Creekside at Camp Verde Property Owners Association

We are pleased to announce two new communities joining the C.I.A. Services family!

Creekside at Camp Verde is located in the heart of cowboy country and historic town squares, where general stores and friendly neighborhood gatherings are still commonplace, and spending a quiet, sunny afternoon down by the creek happens more often than not. Creekside at Camp Verde is a place to step away from it all and embrace a more relaxed country lifestyle, with exquisite 7 to 11+ acre creekfront, creek view, and creek access properties, with endlessly breathtaking 30-mile Hill Country views in every direction.

Teaswood Community Improvement Association

Please also welcome Teaswood Community Improvement Association!

This exquisite gated, acreage, custom home community is surrounded by lush woods in Conroe. Residents of Teaswood have the pleasure of relaxing beneath a charming pavilion, where they can appreciate the breathtaking views across the lake. Additionally, they have access to two fishing piers, a spacious playground, meandering walking trails that wind around the serene lakes, artful statuaries thoughtfully placed throughout the community, and the unique experience of driving through a covered bridge.

We are looking forward to working with both of these new communities!

Stockholder Anniversaries

We have multiple stockholder anniversaries this month to celebrate!

Congratulations to Ralph Troiano, Chairman of the Board and Chief Software Architect, and a founding member of C.I.A. Services, who is celebrating his 39th anniversary alongside the company! Although he recently passed on his Presidential torch, Ralph remains an important leader of our company in his current role. He wrote and continues to support our software, RedDog NextGen, which enables us to provide outstanding service and we’re grateful for his engineering experience. Outside of work, his professional demeanor changes for a more lighthearted, outgoing one. He loves the hill country, his dogs, and watching and playing hockey.

Debra Bearden will be celebrating her 11-year anniversary with C.I.A. Services this month! Debra is our Team Lead of Accounts Payable and Accounts Receivable. She recently moved to Louisiana, and works from home with support from her husband, Chuck, and corgis, Bo and Dixie Doodle-Bug!

Congratulations to Deirdre Giampietro, our newest stockholder, for reaching her 5th anniversary! Deirdre is on the HIR Team in the North Houston office. She and her husband, Michael, have two kids, Gavan and Nuala, and a dog named Marty. She enjoys spending time with them and volunteering at her church.

Associations in Practice

Our Associations in Practice Series is an offering of short videos with specific topics.

The 2023 session of the Texas legislature had some impact on property owners’ associations.  The short 17-minute video, Texas 88th Legislative Session, provides a concise review of what passed and what didn’t, and what’s next for POAs based on the Session.

Although the 88th Legislative Session came to a close on May 29th, an extraordinary event unfolded when Governor Abbott opted to veto several bills, including one that has a direct impact on POAs. In light of this development, our Texas Legislative Session Update video, a follow-up to the above, provides crucial insights and an in-depth update regarding this situation.

Also available is Texas 87th Legislative Session.  The 2021 session of the Texas legislature produced significant changes to the Texas Property Code affecting property owners’ associations. This video explores those changes and provides specific follow-up recommendations.

Super-Budget Concepts is a great introduction (or refresher) to our Super-Budget and a nice refresher or opening to the full webinar offered in our Seminar Series.

In our video, Short Term Rentals, we offer insight into short-term rental properties. We have an expert panel on board discussing everything from what a short-term rental is, to potential problems and possible solutions.

All of our Associations in Practice Series videos will be available on our YouTube channel. We will send updates when new material is added. You can also subscribe to our channel for news on the latest additions.
