We value all of our employees and are especially pleased to watch them meet the challenges presented and grow into greater responsibilities. Join us in congratulating Kristen and Kim on these exciting advancements as we recognize their extensive contributions to the company.

In 2012, she began working with one of our master-planned communities as an Administrative Assistant and was quickly promoted to Community Manager. Kristen still represents this same client today and is excited to watch it evolve into one of the fastest-growing and largest master-planned communities managed by C.I.A. Services.
Kristen has earned, and maintained, her Certified Manager of Community Associations (CMCA) designation by the Community Association Managers International Certification Board (CAMICB), the Association Management Specialist (AMS) designation from the Community Associations Institute (CAI), and has recently obtained the highest certification a manager can achieve, which is the Professional Community Association Manager (PCAM) from CAI.
Kristen has proven herself to be an essential team member. Her self-motivation, organizational skills, and great ability to outline processes and procedures will be an added value to the leadership team. Kristen currently serves on the C.I.A. Services Executive Technology and Marketing Committees.
Kimberly Cowart joined C.I.A. Services in 2013 at the North Houston Regional Office as a Community Manager and is currently a Company stockholder. She has successfully managed a portfolio of communities along with several specialty and commercial associations. She has since obtained her Certified Manager of Community Associations (CMCA) designation by the Community Association Managers International Certification Board (CAMICB), the Association Management Specialist (AMS) designation from the Community Associations Institute (CAI), and has recently obtained the highest certification a manager can achieve: the Professional Community Association Manager (PCAM) from CAI. Kimberly currently serves on the C.I.A. Services Human Resources and Business Operations Executive Committees.
Kimberly has cultivated a well-rounded skillset throughout her many roles. With a passion for employee development and retention, she is excited to utilize this experience to contribute to a stronger workforce as a Board Member and Vice President of C.I.A. Services.
2022 CAI San Antonio Awards Gala
by Valerie Flinn
Every year, the San Antonio Chapter of the Community Associations Institute (CAI) holds an Annual Awards Gala to celebrate the best of the best in our industry. CAI is a National Organization dedicated to building better communities through information, education, and resources to homeowner volunteers who govern communities and the professionals who support them.
All San Antonio Chapter CAI members are eligible to submit their choice of nominees. It was an exciting event, and it is the first year that our San Antonio branch has participated in the nominations. This year Brandi Brack, Vice President and Branch Manager of the San Antonio Office, was nominated in the category of Portfolio Community Manager of the Year along with 2 other candidates. The Portfolio Manager of the Year Award acknowledges the top portfolio community association manager who has exhibited the highest level of professionalism, commitment and service to their community, residents, and CAI Chapter.
On March 19, the Chapter happily celebrated the 80’s & 90’s, as we gathered together to celebrate our industry in the beautiful and historic Train Station, now known as The Espee, in downtown San Antonio. We were glad to gather together with friends and acquaintances for the first time in a very long time, due to restrictions experienced over the last 2 years.
Jacquelin “Jax” Johanning of Dancing Bear Property Owners Association
by Brandi Brack
Jax Johanning moved into Dancing Bear Ranch with her husband Richard and two sons Noah and Matthew in June of 2013. Jax has served Dancing Bear Ranch with a full commitment since 2013 by volunteering her time, talents, and love of the neighborhood children she refers to as her “rabbits.” She loves making the “hay” decorations for the community’s events, hosting summer parties in her back yard, and volunteering countless hours with the Social Committee, hosting community events and parties.
She decided to join the Board of Directors in 2015 as a director and has been the Board President for 7 years. Jax has overseen the creation of Bluebonnet Park; a beautiful 3-acre park with a large covered playground, sports court, outdoor pavilion, cabanas, and mailbox kiosk. She facilitated the renovations and upgrades needed in the community Lakeside Park, with the addition of a dock and replacing the fishing pier. She and her husband have spent many hours cleaning up the parks, clearing debris and damage all around the community after flooding events, saving the Association from bearing many costs of cleanup. She is currently working with the Board to add a pool and “ranch house” to Bluebonnet Park. We are all excited to see this project come to fruition!
It is clear that Jax has dedicated her life to making a difference through a life service to others. Jax served in the United States Airforce from 1992 to 2013 as an Aerospace Medical Service – Forever Wingman, MSgt (ret). She was a Critical Care Technician and Flight Operations Technician. She also has been very active in her sons’ sports endeavors and scholastic achievements by her ever presence on the football field sideline and holding the title of PTA President for the Folks Middle School PTA.
Jax is always willing to give to those in her community that need her help! Each year she gathers and helps donate hundreds of toys to the local foster care center for Christmas. Many of her sick and elderly neighbors have received her delicious dinners in times of need. She is also passionate about raising money for the local Volunteer Fire Department. The community is truly blessed with her work ethic, empathy, and community mindset! We couldn’t ask for a better President for Dancing Bear!
Albert Einstein said, “Only a life lived in the service of others is worth living.” Jax has truly lived an amazing life of service!
We are proud of every one of our communities! We like to spotlight special and exciting happenings.
