Amenities

Tennis Courts
Tennis Courts Summerwood has 2 lighted tennis courts for resident use. 

They are conveniently located just across the street from the Fitness Center at 14111 Summerwood Lakes Dr.

Electronic access devices are required to enter to help ensure they are for resident use only. 

The courts are 1st come, 1st serve and we do not offer reserved times. There is no fee to use the courts. 

Splash Pad
Splash Pad The Splash Pad is open for resident use, located next to Club Summerwood at 16136 Hunters Lake Way
Houston, TX 77044.

It is gated and requires electronic access device for access.

There are tables and trashcans and the bathroom that is part of Club Summerwood, that is available from outside is now accessible with FOB access, same hours as the splash pad

The Splashpad is not available for rental. It is a first come first serve basis.

Hours are 8am - 9pm daily.

 

Fitness Center
Fitness Center

Residents Club Central, located at 14111 Summerwood Lakes Drive, is equipped with a fitness center room that includes several cardio and strength machines for residents use. The fitness center is for residents 18 years old and older only. The facility is open daily from 4:00 a.m. to 11:00 p.m. You must have an electronic access device to gain entry.

Resident Club Private Rentals
Resident Club Private Rentals The residents clubs are available for rental for your private functions! Please check the calendar for Residents Club Central or Club Summerwood for availability. Complete the reservation request form or contact C.I.A. Services at least ten days prior to the event to schedule. Reservations are only firm when contract, deposit and fees have been received.

Residents Club East
Residents Club East Residents Club East, located at 14702 Hampton Green, includes a zero-entry pool with a waterslide and a second pool with spray features and wade-in entry for the youngest Summerwood residents, as well as a playground, volleyball court and picnic area.

Electronic Access Devices
Electronic Access Devices In order to take full advantage of many of our amenities, you will need an access device. The cost for access cards is $15.00 and access fobs are $20.00. Each replacement device is $30.00. There is a maximum of 1 device per resident, and 4 total per household.

Payments must be received in advance and your maintenance fees must be paid in full to receive access devices. Access devices may be obtained from C.I.A. Services at their offices during business hours Monday through Friday. They are also available in the community during the on site office hours. 

Central Pool
Central Pool The Central Pool, located at 14111 Summerwood Lakes Drive, includes a lap pool and secondary pool with a zero-entry and spray features for the youngest Summerwood residents. The pool is open March 1st through October 31st of each year. Lifeguards are on duty weekends only begining in mid-May through Labor Day weekend. The pool is swim at your own risk when lifeguards are not on duty. The current year’s swim bands are required for entry.

Association

Residents Club Central Onsite Office Hours
Residents Club Central Onsite Office Hours The Association staffs an onsite office on Wednesdays from 10:00 a.m. to 6:00 p.m. and on Saturdays from 10:00 a.m. to 3:30 p.m. January through October.

Residents can obtain access devices, pool wrist band identification bracelets, and various forms at the office. Payments and private rental agreements can be dropped off during office hours or in the drop box located at the front door.

Assessments
Assessments The assessments are due on January 1st of each year and provide for services in the community such as common area landscaping, pool operations, management services, lake maintenance, and mosquito spraying (just to name a few).

Every owner has an obligation to pay the annual assessment. If you do not receive a statement, please submit an accounts receivable request to C.I.A. Services to confirm your balance and ensure it is paid on time.

Board of Directors
Board of Directors The Association is operated by a 7 member Board of Directors who volunteer their time for the benefit of the community. The Board members are elected by the membership at the annual meeting for a term of 2 years. 

The Annual meeting is held in September of each year. If a director is unable to complete their full term, the Board will appoint someone to fill that seat until that term expires.

The Board of Directors elects the officers after the annual meeting. The term of all officers is one year. A description of each position is available on the Become a Volunteer page. 

Committees
Committees Summerwood has multiple committees in place to help with the community. The Association is always looking for additional volunteers interested in making the neighborhood a great place to live.

Exterior Modifications
Exterior Modifications All exterior alterations or improvements to property in Summerwood must be reviewed and approved in advance of construction by the Architectural Review Committee (ARC). Residents must submit a home improvement application describing the work to be performed. The ARC will review the request and render a decision within 30 days. If it is not approved as submitted, the ARC may provide suggestions for making changes so it can be resubmitted for approval.   

To complete your application, click on Ask. Request. Submit. There you will enter all of the information needed in order for the committee to make an informed decision. Any applications dealing with the exterior appearance of the house (such as painting or roofing) must be accompanied with project details or the application might be disapproved for lack of information. Also include a plat map or survey of the property that indicates the project in conjunction to the property lines and easements when applicable. Please note, all applications for swimming pools require a $1,000.00 deposit. Applications for swimming pools will not be processed until receipt of the deposit. Deposits should be mailed to the north office at 8811 FM 1960 Bypass, Suite 200, Humble, Texas 77338.

Garage Sale
Garage Sale Summerwood has two community wide garage sales in the spring and fall each year.

A map of all participants is created and distributed to visitors. You must register on Summerwood Life to have your home on the map.

The Association also provides advertising and signage for the community wide event.

The Community Wide Garage Sales are the only approved times to conduct sales. Garage sale signs placed on any association property is subject to immediate removal.

Services and Utilities

Trash Service
Trash Service Trash service is billed through your water district. Republic Waste (281-446-2030) is the service provider for residents in MUD 342 & MUD 344. MUD 361 is serviced by Waste Management (800-800-5804). Service Days are based on which water district you are located in and are as follows:

MUD 342: Mondays and Thursdays
MUD 344: Mondays & Thursdays
MUD 361: Mondays only*

Recycling is weekly on Thursdays for all MUD Districts.

Heavy trash is picked up on the 4th Wednesday of each month for MUD 342 & 344. Residents of MUD 361 may place 2 bulk items per week for Monday pickup.

Republic Waste uses Automatic Side-Loading system (or ASL) units. Each residence is provided with one 95-gallon wheeled container for trash and one for recycling. Trash is only picked up if it is in the approved ASL containers.

For MUD 361 residents - Household garbage and yard waste are collected at the curb in a Waste Management provided container plus up to 2 additional bags, containers or bundles per collection.

Streetlights
Streetlights CenterPoint Energy maintains streetlights throughout Summerwood. If a light is out or blinking, please call CenterPoint at 713-207-2222 or report it online. You will be asked to provide:

  • a pole number for the non-functioning lights you want to report 
  • contact information (in case more information is needed to locate a streetlight)
  • an e-mail address (if you want feedback regarding your repair request)
  • the number of streetlights you would like to report

Mosquito Fogging
Mosquito Fogging The Summerwood Community Association has a contract with a pest control company to do twice a week mosquito fogging within the community. This fogging program is in place from the first of April to the end of October each year. 

Due to the increase in the West Nile Virus, the Association has increased the spraying schedule to 3 days a week between dusk and dawn.

Electricity

Water
Water M. Marlon Ivy & Associates, Inc. (281-651-1618) is the service provider for all of Summerwood’s Municipal Utility Districts (MUDs).

The Association is divided into three separate MUD Districts; MUD 342, MUD 344 & MUD 361. Each MUD has a Board of Directors. They conduct a meeting once a month.

A MUD may adopt and enforce all necessary charges, fees and taxes in order to provide service.

Summerwood is the home of City of Houston Fire Station 105. The station is located at the southeast corner of West Lake Houston Parkway and Deussen Parkway.

The station began service in 2008 and is currently home to several firefighters, one fire truck and one paramedic unit.

Animal Control

Animal Control

BARC is the City of Houston’s Animal Shelter and Adoption Facility. BARC is dedicated to pet adoption and a live release initiative. We also provide intensive neo-natal and adult pet fos BARC serves as the licensing facility. We work hard to educate the public about rabies prevention and about co-existing with our extensive wildlife population.

Please Note: Our goal is to provide animal control and care services that minimize fear, pain, stress and suffering to animals in and out of the shelter and we work to ensure safe and healthy human-animal interactions. We work closely with the City of Houston Police Department and Houston Animal Control to respond to animal cruelty and abuse reports, behavioral complaints, dog bite cases and animal/gang related issues.

BARC has also been assigned the mission of providing animal control services to Houston residents. Our Animal Control Officers have a huge job to do. It is normal for us to receive more than 250 requests for animal control service in a day.
