Hidden Springs features a large recreation site with a small clubhouse, sand volleyball, basketball, pickleball/tennis courts, and a resort-style pool. Additionally, through the middle of the community, there is a 30-acre preserve called The Green with ponds, fruit trees, grapevines, butterfly gardens, a family garden, and walking paths.
The Green and other amenities are gated. To access The Green, please use the ranch-style gate. If you cannot access any gated area, please contact C.I.A. Services at 210-490-0000 or customercare@ciaservices.com.
Sheep!
As you drive through the community, you may notice something that most other communities do not have, and that is sheep! Hidden Springs is unique due to an agreement with the adjacent rancher. Every lot has an ag-exemption which allows the sheep to be free-range throughout the community. It is a real experience to be driving past magnificent homes and then stopping while happy sheep cross the road!
A new management plan for the sheep has been developed by the Board of Directors, Dale Crenwelge, and the new Ad Hoc Sheep Committee. Dale will make necessary changes to move the herd to the back of the neighborhood, including padlocks on the front pen and salt buckets near the water source at the Hive to encourage grazing throughout the community. Dale will come every other day for two weeks to move the sheep to the back, and a pen with a water trough will be built in the community space. Homeowners should keep their dogs leashed and away from the sheep, and expect to see sheep on the road during the move.
If you see an injured or deceased sheep in the community, or if one causes damage to your home, please email Dale Crenwelge at dcrenwelge@gmail.com with all relevant information.

Community Gardens and Orchards
The community’s gardens and orchards are stretched across 30 acres and located in The Green. This section of The Green has a professional team that maintains and harvests all of the gardens. Though the team is in place, residents can get their hands dirty if they want to or just stop by to pick up fresh fruits and vegetables.

The Hive
Located within the large recreation site sits the community’s clubhouse, The Hive. The Hive is often used for Board of Director meetings and community events. The Hive is currently not available for rentals.
The Courts
The community has a sport courts area near The Hive for residents and their guest. Hours and rules are posted at each court.
Pool
The community has a peaceful aquatic sanctuary that all the residents of Hidden Springs can use and enjoy. Inspired by the beautiful German Heritage Style it has all the modern amenities while integrating beautifully into the gorgeous landscape of the Texas Hill Country!

Construction and Fire Safety Guidelines for Hidden Springs
At Hidden Springs, we are committed to maintaining the beauty and safety of our community as it grows. With new homes and projects underway, it is important to ensure all building activities follow our established safety and environmental standards.
Please review the following guidelines to ensure compliance and protect our community.
1. Prioritize Safety
Before beginning any work, final ACC approval must be obtained, and the following safety measures must be in place. These precautions are mandatory and will be verified by a member of our ACC before any clearing or construction can begin. Failure to comply may result in immediate work stoppage and forfeiture of your builder’s deposit.
- Fire Safety Measures As part of our ongoing efforts to mitigate fire risks, especially in rural and drought-prone areas, the following practices must be adhered to on all job sites: Ensure water availability onsite, either through a well or a water tank, with a minimum of 100 feet of hose.
- A rip rap transition (50 feet of rock at the property entrance) must be installed to prevent vehicle-related fire hazards. All access to the property must occur across the rip rap, and no entry is permitted through other parts of the lot or adjacent properties.
- Debris removal is mandatory. Construction debris cannot be burned onsite. Natural materials (e.g., dead trees or limbs) may only be burned during approved times, following all fire safety protocols, including notifying Comfort VFD and ensuring someone remains present for the entire duration of the burn.
2. Environmental Protections
We encourage builders and property owners to protect Hidden Springs’ natural resources and wildlife by adhering to the following:
- Respect the 30-mph speed limit throughout the community. We will be monitoring for violations and will take further action if necessary.
- Keep job sites clean and organized. Porta-potties must be placed in a screened location, away from street view and neighboring properties, and regularly serviced.
- Use a dumpster for all construction-related debris. All food waste must be properly secured, and sites should be cleared daily to avoid attracting wildlife.
3. Be a Good Neighbor
With the community’s growth and the spread of sound across open spaces, please ensure all construction activities are confined to weekdays during daylight hours, as outlined in our Building Guidelines. We appreciate your cooperation in reducing noise and disruptions through the following practices:
- No generators are allowed onsite.
- No outdoor speakers, or any music that can be heard from surrounding lots.
