Association
Assessments
The assessments are due on January 1st of each year and provide for services in the community. Every owner has an obligation to pay the annual assessment. If you do not receive a statement, please submit an accounts receivable request to C.I.A. Services to confirm your balance and ensure it is paid on time.
The assessments for 2025 have been set at $425.00 by the Board of Directors.
You may submit your payment by mail, in person, or online.
Shared Fences
C.I.A. Services and the Board of Directors want to inform all owners that the fences that may run between you and your neighbor are shared fences and they are to be maintained by both parties that share the fence. I understand many neighbors feel if the good side faces you then it isn’t your responsibility, but that is not the fact - it is both parties responsibility. The reason that some may have the good side is the house was built first or someone had already replaced it and the other party didn’t split the cost.
This is not an HOA issue. The only fences the HOA send letters on is what is seen from the street. If your fences are aging and if your fence has never been replaced, then perhaps it is time to replace it. It is up to each individual owner to make arrangements with their neighbors to share the cost of replacement. If an owner chooses to replace a fence without their neighbor agreeing to share the cost, it would be up to that owner if they wish to pursue reimbursement from the neighbor for a portion of the cost of fence replacement.
Exterior Modification
All exterior alterations or improvements to a property must be reviewed and approved in advance of construction by the Architectural Control Committee (ACC). Residents must submit a home improvement application describing the work to be performed. The ACC will review the request and render a decision within 30 days. If it is not approved as submitted, the ACC may provide suggestions for making changes so it can be resubmitted for approval.
To complete your application, click on Ask. Request. Submit. There you will enter all of the information needed in order for the committee to make an informed decision. Any applications dealing with the exterior appearance of the house (such as painting or roofing) must be accompanied with project details or the application might be disapproved for lack of information. Also include a plat map or survey of the property that indicates the project in conjunction to the property lines and easements when applicable.
As soon as you have gathered your information, you are ready to get started.
Visit the Community Documents page to review all of the governing documents or click Modification Guidelines.
Exterior home paint colors should be neutral earth tone colors i.e. grays and browns. You may click here to view examples. Please note, this is just an example, and should not be referenced for confirmation. All Home Improvement Requests must be submitted for approval prior to any exterior modification.
