Board of Directors
The Dancing Bear Property Owners’ Association is a Texas corporation with a five-member Board of Directors. The board members are elected by the property owners at the Annual Meeting. Board members are elected for three-year terms on a staggered basis so one or two terms expire each year. The Annual Meeting is held in February of each year. Officers (President, Vice President, Secretary & Treasurer) are appointed by the Board after each Annual Meeting.
Gate Access
Dancing Bear is a custom-home, gated community with private streets. When a new home is built, the owner receives 2 RFID tags at no charge which can be picked up at our Pipe Creek office. Remotes cost $45 each. Lost, malfunctioning or replacement remotes also cost $45 each. Owners of lots without a home can purchase remotes for $45 each. Payments for remotes are made payable to "Dancing Bear POA".
There is a telephone entry system at both gates. Guests can locate and call residents from a directory for access to the community. Each owner can have two unique entry codes: one for personal & family use and one for service providers (such as a maid or landscape services). The entry codes can be used on the gate keypad to open the gates.
Pool
The pool and pool facilities in the Dancing Bear Subdivision will be open from the second Saturday of March through the third Sunday of October. Pool hours are daily from 6:00 a.m. to 10:00 p.m.
New Cards - $25.00 each limit 2 per household
Replacement cards - $75.00 each
Cards may be ordered online or picked up at the office located in Pipe Creek. Cards must be paid for before activation.
All DBPOA Members who desire access or continued access to the pool must complete a new Waiver of Liability, Disclaimer, and Indemnity Agreement Form. Previously completed agreements (before 2024) are no longer valid.

Electricity
Electric service is provided by the Bandera Electric Cooperative. For connections, questions or bill payments, contact the Co-Op through their website or via email to becweb1@banderaelectric.com or their customer service line at 866-226-3372.
Trash & Recycling Services
Dancing Bear Ranch HOA has an exclusive contract with Tiger Sanitation for your waste and recycling services.

Water Service
Water in Dancing Bear is provided through a central water system owned and operated by Aqua Texas. The main water well for the community is at the top of the hill on PR 1717.

Mail Delivery
Dancing Bear Ranch is serviced by the Castroville Post Office, which is approximately 27 miles from the community.
When a new homeowner or tenant moves in and needs one of the mailboxes, they can go to the post office to sign up for delivery and the post office will change the locks at that time.
If any homeowner wants to change the lock on their box, the post office has locks with 3 keys for $25.00. Homeowners may replace the lock by themselves.
All mailbox issues are handled by the Castroville Post Office.
County Line
The majority of Dancing Bear Ranch is located in Medina County. Unit 9 with 11 lots, however, is located in Bandera County. All the lots in Unit 9 are on PR 1718.
Street Addresses
So how do you get a street number for your new home? To get a street number you’ll need to call the "Addressing Department" for your county:
- Medina County Addressing: 830-741-8997
- Bandera County Addressing: 830-796-8343
Before you call, you will need to have your driveway in place in a permanent fashion or it will need to be delineated using sticks or spray paint on the ground. The County will send someone out to your lot to survey its location. It will take 7-10 days to obtain your address.

Public Safety
Dancing Bear Ranch is in an unincorporated portion of Medina County and is serviced by the Medina County Sheriff’s Department. The 24-hour dispatch number is 830-741-6150.
Fire Safety
Because fire can so easily and rapidly destroy much of what makes our neighborhood beautiful, it is important to take the time to establish good fire safety practices. Keep in mind that besides the need for establishing a 100 ft. defensible area around your structures you could consider installing a 2,500-gallon emergency water supply tank on your Dancing Bear Ranch property. It benefits you and everyone else in the Association.
