Association

Board of Directors
Board of Directors The Dancing Bear Property Owners’ Association is a Texas corporation with a five-member Board of Directors. The board members are elected by the property owners at the Annual Meeting. Board members are elected for three-year terms on a staggered basis so one or two terms expire each year. The Annual Meeting is held in February of each year. Officers (President, Vice President, Secretary & Treasurer) are appointed by the Board after each Annual Meeting.

Gate Access
Gate Access Dancing Bear is a custom-home, gated community with private streets. Owners are able to enter the community using several methods.  Key Pad Code, RFID Tag or Gate Remote. 

Gate Remotes & RFID tags can be purchased for $45 each. Lost, malfunctioning or replacement remotes are also $45 each. Payments for remotes are made payable to "Dancing Bear POA". 

There is a telephone entry system at both gates. Guests can locate and call residents from a directory for access to the community. Each owner can have two unique entry codes: one for personal & family use and one for service providers (such as a maid or landscape services). The entry codes can be used on the gate keypad to open the gates.

Pool


The pool in Dancing Bear Ranch is for the use of the Association Members and their accompanied guests only.  No more than four (4) guests per property owner are allowed. 

The pool is open from the second Saturday of March through the third Sunday of October. Pool hours are daily from 6:00 a.m. to 10:00 p.m.

Access to the pool is by a Pool Access Card.  Cards can be ordered & paid for online or picked up at the C.I.A. Services, Pipe Creek Office (465 Bear Springs Rd). Cards must be paid for before activation.

New Cards - $45.00 each (limit 2 per household) Replacement Card - $75.00 each

All DBPOA Members who desire access or continued access to the pool must complete a new Waiver of Liability, Disclaimer, and Indemnity Agreement Form. Previously completed agreements (before 2024) are no longer valid.

All individuals using the pool and/or pool facilities do so at their own risk. THERE IS NO LIFEGUARD ON DUTY. 

Each owner is solely responsible for such owner’s own safety and for the safety, well-being and supervision of such owner’s guests, and any person using the pool to whom the owner has a duty of due care, control, or custody. 

Each owner is responsible for any loss or damage to his or her personal property and the personal property of other individuals using the pool if such loss or damage is caused by the owner, guest or other person for whom the owner is responsible.

The Association is not responsible or liable in any way for any damage or loss incurred while using the pool. 

All persons under fourteen (14) years of age must be accompanied by an adult with a current photo ID while in the pool and/or pool facilities.

Electricity
Electricity Electric service is provided by the Bandera Electric Cooperative. For connections, questions or bill payments, contact the Co-Op through their website or via email to becweb1@banderaelectric.com or their customer service line at 866-226-3372.

Trash & Recycling Services
Trash & Recycling Services Dancing Bear Ranch has an exclusive contract with Tiger Sanitation for your waste services.

New property owners will need to contact Tiger Sanitation to get their service set-up.

Water Service
Water Service Water in Dancing Bear is provided through a central water system owned and operated by Aqua Texas. The main water well for the community is at the top of the hill on PR 1717.

Mail Delivery
Mail Delivery US Postal Service for Dancing Bear Ranch is provided by the Castroville Post Office [1305 US HIGHWAY 90 W, Castroville, Texas; (830)538-2251] 

New property owners will need to go to the Post Office to sign up for mail delivery.  At that time, the Post Office will change the mailbox locks and provide you with new keys.

Property owners wishing to change their existing mailbox locks can obtain a new lock and keys at the Post Office for $25.00.

County Line
The majority of Dancing Bear Ranch is located in Medina County. Unit 9 with 11 lots, however, is located in Bandera County. All the lots in Unit 9 are on PR 1718.

Street Addresses So how do you get a street number for your new home? To get a street number you’ll need to call the "Addressing Department" for your county:

 

 

 

Safety & Security

Public Safety
Public Safety Dancing Bear Ranch is in an unincorporated portion of Medina County and is serviced by the Medina County Sheriff’s Department. The 24-hour dispatch number is 830-741-6150.

 

Fire Safety
Fire Safety Because fire can so easily and rapidly destroy much of what makes our neighborhood beautiful, it is important to take the time to establish good fire safety practices. Keep in mind that besides the need for establishing a 100 ft. defensible area around your structures you could consider installing a 2,500-gallon emergency water supply tank on your Dancing Bear Ranch property. It benefits you and everyone else in the Association.

If you are going to conduct controlled burns, please contact the Medina County Sheriff’s office at (830) 741-6153.
