Community Recreation Facilities
This community maintains a 4 acre park on Cowhide Road. There are picnic tables, children’s play equipment, a walking trail, and large open areas for soccer, frisbee or kite flying.
The new pavilion at the community park on Cowhide Road is now available for use at no charge. First come, first serve.
Association
Lot Mowing Regulations
The VLPOA Board of Directors has established a policy that grass and weeds must be maintained less than 12 inches on all vacant lots. Most non-resident owners have placed their lots on a mowing contract with a local tractor mower. The local contractors mow the lots as needed to maintain this standard. This typically takes about 8 mowings per year.
If grass exceeds the 12 inch guideline then the Association will send a letter to the lot owner asking them to have their lot mowed and keep it maintained under 12 inches. If the lot is not mowed within the deadline on the letter, typically 10 days, the Association will issue a work order to have the lot tractor mowed as often as necessary through the rest of the growing season to maintain the required height. The owner of the lot will be charged the cost of the lot mowing plus an additional administration fee equal to the amount of the mowing. The total cost will be invoiced to the owner’s account and the cost will be secured by a lien on the property. Only one warning letter is required to be sent to the owner every six (6) months.
Committees
There are several active committees in Valley Lodge including: Architectural Control, Newsletter, Social and Welcome. Residents are encouraged to volunteer a small amount of time to help the community on these committees.

Board of Directors
The Valley Lodge Property Owners Association has seven Board members. The Board members serve 2 year terms with 3 elected by the property owners in odd numbered years and 4 elected in even numbered years. For a current list of your board of directions visit the Key Personnel page.

Assessments
The Board of Directors has set the 2024 assessment fee at $93.00 per lot for Sections Two and Three, which represents a 5% increase from last year. Section One is capped, under the deed restrictions, at $60.00 per lot.
Assessments are due January 1 of each year. Should you need payment arrangements please call C.I.A. Services at 713-981-9000 or you can submit a request online.
Exterior Modification
All exterior alterations or improvements to a property must be reviewed and approved in advance of construction by the Architectural Control Committee (ACC). Residents must submit a home improvement application describing the work to be performed. The ACC will review the request and render a decision within 30 days. If it is not approved as submitted, the ACC may provide suggestions for making changes so it can be resubmitted for approval.
To complete your application, click on Ask. Request. Submit. There you will enter all of the information needed in order for the committee to make an informed decision. Any applications dealing with the exterior appearance of the house (such as painting or roofing) must be accompanied with project details or the application might be disapproved for lack of information. Also include a plat map or survey of the property that indicates the project in conjunction to the property lines and easements when applicable.

Recycling is collected on Tuesdays and trash is collected on Thursdays.

City Services
There is not a Municipal Utility District in this community. Water and sewer must be dug individually by each owner. This is a private well community.
Trash pickup is provided by Texas Pride Disposal. Trash is collected on Thursdays and recycling is collected on Tuesdays. For billing set up or missed services, contact 281-342-8178.
