Recreation Center
The Kendall Pointe recreation center is located at 131 Kendall Parkway and has a pool & cabana, tennis courts, basketball court, playground, parking lot and many mature trees.
WiFi is available at the Recreation Center. Residents may contact C.I.A. Services to obtain the security key.
Pool & Cabana
The Kendall Pointe swimming pool is available to all residents and their accompanied guests. There are no lifeguards on duty. The pool is open from 6 a.m. until 10 p.m. every day.
Tennis Court
Kendall Pointe’s tennis court is for residents and their accompanied guests. The court is available on a first-come, first-serve basis and may not be reserved. The court is available from 6:00 a.m. until 10:00 p.m. each day. There are lights for playing after dark.
In order to protect the court surface, skateboards, bicycles, rollerblades, roller skates, wagons, strollers, etc. are not allowed.
Association
Architectural Review Committee
Prior to starting any exterior improvements or additions to your property, plans must be submitted to the Architectural Review Committee. This includes projects such as roofing, fence replacement, exterior painting, adding play equipment, building a pool or outdoor kitchen, adding a room, installing a storage building, adding a patio cover, extending a deck, etc.
The ARC will review the plans as to compliance with the governing documents, placement relative to setbacks, appearance and harmony with the community. A written decision will then be provided to you. No work should be started until you have written approval in hand.

Assessments
The 2024 assessment for Kendall Pointe has been set at $1,060.00 or $278.25 per quarter for each Lot in the community. This represents a 5% increase from 2023. Payments are due on January 1st, April 1st, July 1st and October 1st.
Assessments may be paid by check, credit card or bank draft. Please contact C.I.A. Services for a current statement of your account or for payment questions.
Interest and late fees are applied on amounts outstanding more than 30 days after the due date. If you are not able to pay the full amount when due, please contact C.I.A. Services to set up installment payments.
Compliance
The Declaration of Restrictive Covenants (DRC) for Kendall Pointe describes the obligations of all owners regarding property maintenance and restricted activities. The DRC and other important documents for Kendall Pointe are on the Community Documents page.
If you ever receive a letter regarding a compliance issue, please give it your prompt attention. If you have questions or need additional time to address the issue, please contact C.I.A. Services.
If you see something in the community that concerns you, please let us know. Click "Ask. Request. Submit." above and Report Something. Complaints are kept confidential. We will always verify the information first - sometimes reported concerns are not actually violations of the DRCs.
Private Streets
Entry Gates
Kendall Pointe is a gated community with private streets.
Owners may purchase a remote control ($45 each) that will automatically open the entry gate with the click of a button. You may be able to synchronize your remote control with your vehicle if it is equipped to store remote control codes (such as garage door openers, etc.). Consult your vehicle’s owner’s manual for instructions. Please note that vehicles equipped with the "Lear" system are not compatible with the Kendall Pointe entry system.
Owners may also obtain an entry code that can be used on the keypad near the entry gate to open the gate. This code should only be given to family members. The code is logged each time it is used. We can provide a new code if needed.
Guests and service providers can contact you from the gate to enter. If you are expecting someone, press "9" on your phone to open the gate after you answer the phone. Please do not let anyone in that you do not know.
We can also issue a Service Code which you can give to contractors, such as a maid service or landscaper, that can come to your house when you are not at home to let them in.
We can also issue temporary codes that will only work for a defined period of time. These are perfect if you are having a party, an open house or if you are having work done at your home.
The gates are scheduled to be open during high traffic hours, Monday through Friday from 6:00 a.m. - 9:00 a.m. and 3:00 p.m. - 6:00 p.m.

Traffic Laws
Even though we have private streets, all traffic laws are enforceable by law enforcement in Kendall Pointe.
On May 22, 2006, the Kendall County Commissioners Court and the Kendall County Sheriff unanimously approved the Kendall Pointe Homeowner’s Association’s request to extend and enforce the Kendall County traffic laws in effect on all roads in Kendall County to the private roads in Kendall Pointe.
Services and Utilities
Trash Pickup
Tiger Sanitation provides trash pickup for residents. Residents are billed quarterly by Tiger Sanitation for this service. Residential locations will be limited to one (1) 95-gallon cart and up to three (3) – 30-gallon personal trash bags. Trees, brush, shrubbery and the like to be picked up with waste subject to the quantity limitations hereinabove shall be cut and tied in bundles of not more than four feet in length and 35 pounds in weight each if the same is not placed in waste cans.
