Builder Compliance Inspection
Form Description:
Compliance inspections are required on new all newly constructed homes. All non-compliance issued must be resolved prior to closing, with reinspections needed until compliance is obtained. Please submit the property information.
Inspection Process: The builder representative and compliance inspection meet on-site to perform the inspection.
Inspection Scheduling: Inspections are performed Tuesday - Friday, from 9 a.m. to 3 p.m. Please select your preferred day for the inspection (to take place on the next available day chosen), and your first and second choice for a time-block to attend. The inspector will e-mail you to confirm your selection or advise if neither is available at the day/time chosen.
Property Access: Compliance inspections require rear yard access. Please ensure the property is accessible so the inspector can complete the inspection. A failure to access the property will result in a failed inspection, which will require a reinspection.
If a property has already sold and transferred to a new owner at the time of the inspection, the homeowner must grant authorization for the inspector to perform the inspection. The builder will need to provide a signed authorization form from the owner. Please contact compliance@ciaservices.com for a copy of the form. Once completed, you can include the signed form with your request (by uploading under the "Upload Attachment’ option) or e-mail to compliance@ciaservices.com.
Reinspections: If a property does not pass the initial inspection, a reinspection must be requested once any issues have been resolved. When resubmitting your request, please be sure to select ’yes’ for reinspection.
Reinspection Fees: Each reinspection is $125.00. Reinspection fees are invoiced to the property account. Fees can be paid via check, money order, or online. The inspection will take place prior to the fee being paid, but the report will not be released until payment is received.
