CCUCA Trade Show

Every year the Cypress Creek United Civic Associations (CCUCA) holds a trade show for Board members and other community volunteers. The group does an excellent job at pulling together experts in homeowners associations to present numerous seminars in a format that runs from early on a Saturday morning until mid afternoon. This years event is on February 28th. Click here to see the trade show announcement.

We are proud of every one of our communities so it is always hard to find just one to highlight. We start by having each of our 18 Community Managers write a nomination for one of their communities. We then read them and take a vote. Here are our most recent selections:

  • Our newest employee stockholders are Shelly Brady, Ha Ngo, Kim Easterling and Angie Thomas who have all celebrated their five year anniversary with the company in 2003.

What We Are Doing for You

 

There are so many things that we do for our clients throughout the year—most are carried out behind the scenes by our 52 employees with little fanfare. Here are some of the things happening in January.

 

  • About 40% of the 2004 assessments were received in the months leading up to January—this month we’re very busy handling the rest.
  • Although we offer the automatic multiple payment option in most of our communities, there are still many homeowners that need payment plans beyond January—activity will be especially high in the last few days of the month.
  • With all the assessments arriving, we have completed a cash flow analysis for 2004 and have recommended investments per the community investment policy. We’ll be making those investments throughout the year according to the plan.
  • Our maintenance staff has begun soliciting bids for any large projects approved for the year—swimming pool projects are presented first to avoid last minute work before the pool opens.
  • Speaking of the pools, we’ll be ordering the 2004 pool tags shortly so we’re determining the quantities, colors and styles based on last year’s order.
  • Deed restrictions and architectural work is a little slower this time of year but we’re still doing our inspections every two weeks and handling Home Improvements Requests (HIR) as the come in. As soon as the weather warms up, the HIRs will start pouring in.
  • Financially, we’ll be closing out the books for 2003 this month. The December close takes a little longer because of all the accrual entries (amounts paid in 2004 that were incurred in 2003 so need to be accounted for in the 2003 books). 
  • If a community is having a CPA audit, we’re getting the field work scheduled.
  • In preparation for the CPA work, this month is when we prepare the archive boxes for each community. After the audits, the archive boxes are moved to our off-site storage facilities.

Impressive Numbers

 

  • As of 12/31/03, C.I.A. Services manages 97 communities with 52 employees and 11 DR inspectors. There are more than 45,000 lots in all of our communities.
  • C.I.A. Services is entering our 20th year providing management services to communities in Harris, Fort Bend, Brazoria, Montgomery and Galveston counties.
  • In 2003, our maintenance staff issued and tracked 3,074 work orders for our communities.
  • In 2003, we tracked and resolved 53,887 deed restriction violations.
  • In 2003, we processed 5,536 home improvement requests for our communities.

Hockey Night in Houston

It's time for another Hockey Night in Houston with C.I.A. Services! We will be sponsoring our 6th Annual Hockey Night on Saturday, January 24, 2004 with the Houston Aeros taking on the Syracuse Crunch.

 

Last year more than 400 of our friends joined us and all had a great time. You can see photos of last years fun by clicking here. Hockey is a cool, fun and fast paced game. If you've never seen hockey in person, you are in for a real treat. We'll give you a nice guide to hockey that explains all the rules. We'll have a bunch of door prizes and other goodies. Many of us will be gathering to eat before the game around 5:30 p.m. at nearby Drexler’s World Famous BBQ and Grill and hope you’ll join us.
