Treasure Island Homes Association

The name says it all ... Treasure Island is a beautiful community on two adjacent islands in the middle of Lake McQueeney, an unincorporated area of Guadalupe County, known as McQueeney and often referred to as the “Water Ski Capital of Texas.”

Those residents fortunate enough to call this lovely community home may also enjoy a peaceful “stay-cation” right in their own backyard. There are 144 homes on these islands which were created in 1927 in conjunction with the construction of a hydro-electric dam on the Guadalupe River. 

Recent years have seen quite an improvement in this community.  Hard work and determination have continuously paid off, as the Island has been subjected to major flooding in 1972, 1998 & 2002.  Board Members of an Association formed in 1956, have continuously strived for excellent representation of their community. 

The Association recently completed reconstructing a small public bridge, which crossed over a canal, through the interior of the island.  In the reconstruction, the bridge was raised so owners on the canal could navigate larger boats under the bridge into Lake McQueeney.  Prior to that, only small boats could comfortably drive under the bridge.  Once completed, the bridge was turned over to Guadalupe County for maintenance.

The Association renegotiated the bridges construction loan with a local bank, which will save nearly $100k over the life of the loan.  Strategic financing and construction forethought continue to fuel the success of this Association.

With the original governing documents having been written in 1956, the Association is concluding a multi-year effort to modernize and amend the documents to further support the community.  Much of the revamp was augmented by a State Law passed in 2005, which provides an amendment procedure for very old documents.

Since 2011, the Association has made great progress in improving internal policies and procedures to become consistent with state laws and best practices.  Documentation of collection and compliance issues has been improved significantly.
