SRPOA Infrastructure and Maintenance Update April 18, 2018
 

•            Southerland Communities has sold all properties within Summit Ridge POA.

•            The last pressure tank was delivered to the Water plant facility April 9, 2018. The perimeter fence will be completely reinstalled the week of April 16, 2018.

•             Water connections have been installed throughout the association.     

•             Electric utility connections have been completed for Phase 1 &2.  Phase 3 is in the process of being installed by Bandera Electric Cooperative. As of April 9, 2018; Phase 3 is  approximately 1/3  completed.

•             Roads repairs will be effected after phase 3 electric utility connections are completed.  (Phase 3 roads and where trenching took place on phase 2 &3).

•             Landscaping has begun to be installed at the entrance by Best Landscapes. Southerland Comminutes expects the landscaping to be completed over the next couple of weeks.  Weeds at the entrance.  The landscapers who are installing the entrance landscape will weed and spray the bull-rock areas around the entrance.  They will also cut down the brush behind the pipe ranch fence along FM 1283.

•             A member reported the lights in the mailbox area are not working inside. Southerland will effected the needed repairs while the landscaping is being completed. Brighter  lighting will also be installed by Southerland Communities.

Update- April 9, 2018

  • Water services- who should the members be contacting for service?  Dan Mullins at 210-859-7244
  • Gate – Function/repairs and UL325 Safety regulation upgrades have been completed. Monday, March 27, 2018 AT&T repaired the gate phone line.
  • Landscaping- At the entrance - A full start to the installation will be on Monday 2 April.  This week Southerland has guys scheduled to get the irrigation running and will have guys there Thursday and Friday, weather permitting, to deal with the weeds that have taken over the site.
  • Electrical repairs at the entrance- Near completion.
  • Electric Utilities- Unit 1- 100% Unit 2- will be done before anyone is ready to move I; Unit 3- Sutherland disclosures said electric would be in by July 2018 and they think we’ll make that date.
  • High speed communications-  A contact at BEC has said they will have high speed to Summit Ridge by the end of Second quarter 2018.
  • Roads- Phase 2 and 3 roads will be completed this spring. Road repairs: Sutherland still plans to evaluate needed repairs to the roads/drainage after construction in phases 2 and 3 is complete.

Utility Update- November

Utility Update- November
Southerland has been keeping in touch with owners & builders with updates and currently have temporary power/water available to any completed home until utilities are complete. Below are the updates that have been provided by Southerland.  

 

BEC and DAS are working diligently to get electric completed within 4-5 weeks. They will start pulling wire next week (November 15) and the main switch gear for the community is expected to be here next week as well. The water plant contractor and water utility contractor will be working to have the water system up and running in 3-4 weeks (December 15) so both water and electric will be ready at the same time. The contractor will start next week (November 15) checking fire hydrants, preparing water meter hook ups to all lots, and begin the sanitizing process to the Unit 1 water system.

 

The contractor will also be installing a PRV(pressure reducing valve) in the main water line based on engineering specs. However, it is noted in the disclosure that each owner signed and received at the time they purchased their property that they may be required to install a PRV depending on water pressure at their individual home site. Owners will need to check with their builder to see if one is required. Although Southerland does not have an exact date, we should have both electric and water for Unit 1 completed by mid to late December.
